LABS COWORKING HOLBORN

Director Ben Powell was appointed as Consultant Architect on the scheme to work with Hutchinson and Partners. Works included change of use and refurbishment to approximately 1400m2 of prime commercial space on High Holborn, London.

Working with the LABS group we initially carried out a series of feasibility studies to consider options for the commercial viability of the space including for use as; mixed use leisure with gym and cinema; Events space with 1400-person capacity; retail; and Office. Chosen designs were then worked up into a phased construction package with the first phase of works, completed in 2019, consisting of 3 floors of coworking space, carefully designed to reflect the newly established LABS Coworking brand as a unique and standalone coworking provider.

The success of the scheme saw the practice go on to partner with LABS on a variety of other projects including both commercial and residential offerings. Working closely with other consultants the project adopted a series of energy savings technologies, including a Heat Recovery Ventilation system, and SMART energy products, in order to significantly reduce the energy use of the project, whilst at the same time significantly reducing annual overheads.
